How many homes will be built there?
The Buckley Annex Redevelopment Plan contemplates approximately 800 residential units, including apartments, townhomes and both attached and detached homes, at a wide range of price points. Early planning discussions in 2007 contemplated up to 1,200 residential units, but more research and input during the public planning process reduced the total to approximately 800 units. Based on an estimated 120 single family detached and 230 single-family attached homes, and 450 apartments, some 1,800 people might eventually live in the neighborhood.
How much commercial space will there be?
The Buckley Annex Redevelopment Plan calls for up to 200,000 square feet of commercial space, approximately half office and half neighborhood retail. The commercial space is envisioned in the mixed-use areas near First Avenue and Quebec (across from Lowry Town Center) and on Lowry Boulevard near Monaco Parkway.
What is the economic impact?
At full buildout, the development is projected to create approximately $1 million annually in new property taxes and nearly $500,000 annually in sales taxes. The project is expected to create 350 construction jobs at the peak of construction, and 400 retail and office jobs at full buildout.
How tall will buildings be?
The redevelopment plan limits building heights to two to three stories on most of the edges of the Buckley Annex property, with buildings increasing in height so that taller buildings are located toward the interior of the site. Building heights are not to exceed 65 feet (5 stories) for these mixed-use and internal residential areas. For reference, the Lúce buildings at Academy Boulevard and Rampart Way are about 65 feet tall. The historic hangars are 85 to 120 feet tall. To stay within the density constraints of 800 residential units and 200,000 square feet of commercial space, there are three to five opportunities for 5 story buildings to be built on the Buckley Annex site.
